Old farmhouse in natural stone with thick wooden beams, located on a slope (490 meters altitude) in the middle of an oak forest with a beautiful view over the valley. The nature house consists of two floors, each with a separate entrance. A beautiful garden with borders of sage and rosemary, an old olive grove and a swimming pool of 10x4 meters. On the ground floor there is a double bedroom, a bathroom with shower and toilet, a summer kitchen with fridge, freezer and sink where it is possible to prepare outdoor meals (barbecue) and a sitting area with sofa bed for two people. On the second floor there is a large living room with a fireplace and a dining table with seating for 10 people, as well as a cozy kitchen with gas stove and oven, dishwasher and large fridge with freezer. There is also a cozy sitting area with double sofa bed, a large bathroom with shower and bathtub and two spacious bedrooms with double beds. Bed linen and towels are provided. The house is equipped with all modern comforts without compromising its authenticity.

Accessed by a gravel road, the nature house is located 800 meters from the strada provinciale. The house is surrounded by olive and oak trees.Given the size of the plot and its layout, it is not fenced.The panoramic view over the valley is breathtaking and the silence is deafening and absolute. It has a south-west orientation.The Niccone Valley is where Tuscany meets Umbria. The valley literally winds through Umbria and Tuscany in such a way that from Umbertide towards Lisciano Niccone you cross several times from one region into the other. This makes it very interesting to visit sights in both Tuscany and Umbria.
